The REI Rail Drive app is the mobile extension of one of the real estate industry’s best online lead generation and marketing solutions.
The company is known for its patented ‘Deep Trace’ technology. They have tied that technology into the app to allow you to lead generate right from your phone. As you answer and return calls from people you have sent texts, emails, or postcards to, the app not only knows who is returning a call, it also gives a lot of personal information about the caller to ensure that the conversation is more organic.
The app scrubs the internet for information about their hobbies, education, background, etc. You also get information in detail about the property to be well prepared for the conversation and deal negotiation.

When you are riding through neighborhoods, searching for suitable property leads for investments, listings, or new service clients (aka driving for dollars), the REI Rail Drive app can be one of the most valuable tools you will ever have at your fingertips.
As someone who once rode around, stopped at every house, wrote down addresses on random pieces of paper, then later misplaced them, this app is a godsend.
Having everything organized in one neat little app has made it so easy to maintain leads.
The app also makes having to wait to get back to your office to research each property one by one on the computer a thing of the past.
Before now, to contact the owner, you had to use separate services like white pages, Google, social media, or a process on other websites known as skip tracing (similar to how debt collectors find you) to track the owners down.
Then, if that wasn’t enough, you still needed to reach out to each homeowner one at a time, hoping for an answer or response. The REI Rail Drive app eliminates all of that hassle and makes it a seamless process.

Building Your Leads List
The technology behind this app uses the global positioning system (GPS), to geo-locate the exact coordinates of each house and voice recognition to bypass the hazard of typing while driving.
As you identify potential leads, you simply speak or type the address along the route, and the app drops a pin, then adds the property to your list.
The app can also identify properties with absentee owners or those recognized as vacant while you drive. It can pull this data for up to 100 properties within a five-mile radius of your location.
You can also use this feature around a previously dropped pin— or any address you may have searched anywhere in the country.
During my first trip, I set it to show me all of these potential leads. At the end of my route, I had a list of 23 properties in less than an hour. This brings me to the next feature I love:
If you are doing a high volume of lead generation, it is often hard to remember how every property looks, so having pictures is a great idea. The REI Rail Drive app has a super convenient feature that allows you to take a picture to attach it to the location pin.
But what’s maybe even more powerful is that the app incorporates images from Google maps or real estate listings by default. That means even if you can’t stop to snap the pic, you still get the image you need.
There is no need to risk a fender bender or worse. Details like this make it clear the app was developed by a team that really understands what investors need when out in the field.
To keep your lists organized, you can create categories using any criteria you want. For example, I set mine up by neighborhood, style of home, date of sighting. But you can use whatever you find helpful in your business.

Gathering Property Details
Knowing the details of each property on the spot can help you quickly make decisions. From the street, it is pretty much impossible to know these things.

- Property details – including year built, bed/bath count, stories
- Occupancy – Absentee, Owner Occupied, Ownership Type, Vacant
- Sales History
- Mortgage Info
- Tax Info – Value, Tax Bill, Year Assessed

Marketing and Making Contact
Newbies may not appreciate what I’m about to say. But the vets will. It’s actually not the mountains of data that make REI RAIL Drive so valuable.
Instead, it’s the fact that once you’ve gathered all that ground-level intel, the app makes it nearly impossible for you to quit on yourself.
What do I mean by that?
Well, I already told you that I’m the guy that used to misplace my notes before I ever got a chance to call the prospect. But, there were just as many times that I didn’t lose the info, and I still never made the call.
Life got in the way. Or I just plain chickened out.
The ride home was just enough time for me to talk myself out of making the uncomfortable call. But REI Rail Drive helps me fight that urge to procrastinate.
Hell, with two taps, I can skip trace the person and call or text them instantly. A few more taps, and I can fire off a personalized postcard to them.
Eliminating missed opportunities is why I am really excited about making this app the front end of my prospecting.

Skip Tracing With REI Rail Drive
In-app instant Skip Tracing provides landline phone numbers, wireless phone numbers, and voice-over IP numbers and emails associated with the owner’s name and address.
REI Rail claims it has a very impressive 80-85 percent accuracy information for this information.
Bringing it all together
Another thing that sets this driving for dollars app apart is that it integrates seamlessly with REI Rail’s original web platform. That system has bulk sms messaging, lead pages, and the powerful Deep Trace system described earlier.
Since REI Rail Drive was built on the same chassis, it can turn your driving routes into marketing lists instantly. So, let’s say I’m driving a route like the one I described above, scouting my target area for absentee owners.
After an hour on my beat, I end the route and save it as “09152021 Houston 5th ward Absentees”. Well, that route is now automatically saved as a marketing list with the same name on REI Rail’s web platform.
So, when I’m ready to send a round of text messages to those prospects, the campaign is already teed up. The system will have found the owner’s name and skip traced them to find a mobile number.
I just need to write the copy and hit send.
Again, if you’ve ever done the herky-jerky double dutch routine of jumping back and forth between systems to prepare a D4D list to make outreach, you know how big a time saver this is. By the way, each of those prospects will get a personalized text message that uses their name and property address.

The REI Rail Drive app creators have thought of pretty much every feature needed to make the user fully equipped to identify great leads. However, there are a few cons that I did uncover. Here are the pros and cons:
Pros
- Real-time population of the list for remote access while someone is in the field
- Voice Recognition to log the deals
- The Deal Desk feature will be available to help analyze the deal
- The ability create categorized lists
- Property search filters in the app
- Very user-friendly interface
- You can save and revisit your routes
- Instant access to the owners’ contact information
- The Deep Trace technology provides personal info on the owner
- Immediate marketing options to contact the owner like direct mail, text, email, phone calls
- Mileage count
- Lead counts
- Trip lengths and time
- Multiple users
- Leader board to check all user counts
Cons
- You can not send mass marketing campaigns from the app, only from the website
- It is not the cheapest Skip Tracing service, but the accuracy is much higher
- The deal desk service is not available yet, so I couldn’t test the service
- The leads are capped at 10,000 absentee and vacant properties per month
- No auto dialer with the Drive app, only from the website
- No way of recording the calls using a tracking number from inside the app. Only if you call from the web app
- There aren’t many pre-fab postcards in the library yet. So for now, you’ll need to write your own verbiage if the ones they have don’t suit you.
REI Rail Drive APP Final Verdict
Even though I pointed out some cons, it is still by far superior to the market alternatives.
I’ve used several other driving for dollars apps, and REI Rail Drive knocks them out of the water.
If I had to grade REI Rail, I’d comfortably give it an A. I assume that the app creators are real estate guys or have consulted heavily with industry professionals about the nuisance to gathering leads.
It’s clear that they understand the challenges associated with generating business and have provided the solution to eliminate them.
I know that upgrades are currently being built into the platform and app, so I hope it will address the cons I mentioned earlier in this review.
Those improvements would boost the grade up to a definite A+, and I don’t see how any competitor would ever be able to come close to matching them. But I urge you to try it for yourself.
